Just Sold in Heritage Farms in Marietta, Georgia

"How's the market?" A question that most REALTORS® get asked everyday.


Well, let me paint you a picture of my most recent transaction. This Cape Cod in the well-kept subdivision of Heritage Farms spent 19-days on the market. We went through one contract that terminated, before this buyer closed on it.


The most recent list price was $409.9k and it sold at $405k with $12k in closing costs (probably spent some of this on the buy down of their interest rate as well.)


It closed at 95% of the original list price, which was obviously a bit high (or 98.8% of the current asking price.)


Both parties were happy with the outcome. The buyer had made and lost 5-offers, which isn't terrible - I've heard 15+ from most buyer's I've spoken with.


So, in short... deals can be made, things can work out, and people can be happy on all sides of the transaction in October of 2022.
