How We Turned Builder Motivation Into Lower Payments (With A New Home Purchase!)

The Art Of The Deal... in practice!
My buyers were showed only two properties before they capitalized (and contracted) a new townhome purchase.
You heard that correct, we went UNDER CONTRACT in only 2 showings... that is the fastest time š for me!
The developer, Ashton Woods, had a sluggish Q4 so they recently released an end unit with their Calliope floor plan, which came with locked and loaded with some great incentives.
The RESULT? š Up to $55k in incentives for the buyers to apply strategically to anywhere they want:
Buy down the interest rate (which they bought it down to 4.49% for 30-yrs)
Cover closing costs
Appliance purchase
Or, they'll allow it to be applied towards a reduction in purchase price.
Basically, this was more attractive than any resale on a comparable townhome that we could view, so they made a bold move and jumped on it!
šā”ļø The way the buyer chose to structure their contract, their new mortgage payment will be LOWER than what they were paying in rent (and they get to skip a one payment based on the date we close - another perk for them! Not to mention their premium interest rate at 4.49% for a 30-year fixed with only 15% down.)
I did not even mention that their downpayment was much less $ than they anticipated it to be... all on a brand new townhome.
That is what we call a Win-Win in real estate!!!
š” This is not hype - it is just math doing its job! It's just reasoning and business logic and that worked for my clients!! Credit to them for actually pulling the trigger on it!
This is a perfect example of why timing + builder dynamics + strategy matter more than headlines about āthe market.ā We are in early January (now early February), when there are deals to be had, but that window of opportunity will slip away as we get closer to the "spring market."
