Many sellers and agents alike do not like open houses, but I do. Some actually think that they do not sell the home; however, I beg to differ. In the case of 2013 Gober Ave... it most certainly did - at and because of the Open House!
Open Houses are also one part of a well-balanced marketing strategy! And, it worked with this property after only 1-day of showing the property.
What are some BENEFITS of an Open House:
- Increased initial visibility - Allows for a bit less of an inconvenience than with multiple individual showings.
- Allows you to prepare and clean the property one time.
- Economies of scale (at its best). You actually let more people into a home in one time period than any other individual appointment can. - Makes it easier for people to easy take a look (as they might get inspired if they are on the fence.) Some might plan to attend and others see it as unique opportunity to seize. - And, allows for them to be educated in-person by someone who really knows the property... the listing agent. (a buyer's agent or a buyer might have missed something in the listing or onsite) - Potentially shorten your home's time on the market - Allows your REALTOR® to meet the potential buyers in-person. This one is a HUGE bonus with many facets and many bonuses... to many to list here.
- Allows the buyers to see other buyers. If it the open house is super busy, desirable to many - it actually might help drive up the interest and the offer.
