The Zestimate Trap: Why Zillow's Number Isn't Your Home's Value!

You've poured years of care into your home. New HVAC. Updated kitchen. A roof that doesn't keep you up at night. You deserve to know what it's actually worth.


But there's a problem.


Zillow's Zestimate is an algorithm - not an appraisal. And it's working with bad data more often than you'd think.


County tax records - Zillow's primary source - frequently get square footage wrong. A finished basement? Sometimes counted, sometimes not. That discrepancy alone can swing a Zestimate by tens of thousands of dollars.


But it goes deeper. Zillow doesn't know that you replaced your HVAC last year, updated your kitchen, got a new roof, or maintained your home meticulously for the last 15 years. Nor does it know the specific details of any of those things.


What if you choose a 50-year shingle when replacing the roof, not the 15-year shingle? And, how about that transferable warranty, wouldn't that land differently - than some guy doing it out of the back of a pickup truck?


It also doesn't know if you've done nothing since you bought it.


And those listing photos? Often pulled from the last time it sold. Zillow is literally tying your home's value to a snapshot from the past - not what it looks like today. The same one the seller referenced during that pre-listing appointment.


Would you buy a used car with a five-year-old CarFax? It would be neither up-to-date nor accurate. Wouldn't you want an up-to-date CarFax?


Zillow is referenced in almost every real estate conversation I have.


An algorithm can't walk your floors, notice your upgrades, or feel the difference between a well-loved, upgraded home and a neglected one.


Your home deserves a real evaluation and assessment from a real human - a professional. Not guess from the Internet - using yesterday's information.
