Finding a home for a buyer is no easy task these days. Finding a home on Lake Lanier (or any lake for that matter) is a bit more difficult. This journey has taken us on all sides of Lake Lanier and all over the lake in every creek, crack and crevasse. Whether is was view a lot, a small rural shack, mid-size or large home... you name it, we've seen it! Safe to say, we have finally secured a beautiful piece of property with a very unique home and view to match.

This sale of mine was a complete "HOME RUN." Neither because the baseball legend and Georgia native, Ty Cobb, once lived here nor because it is an 1879 historic property that was built by a U.S. Ambassador Alexander Lawton (not to mention he was had been a General in the Civil War and also President of the American railroad), but my client bought it to use it as a RESPITE CARE for CAREGIVERS. What's a respite care you may ask? It is short-term relief for primary caregivers who tend to be over-stretched, tired, and burned out. These caregivers might be providing care for someone with: Down Syndrome, Autism, Dual Diagnosis DS/ASD, Heart Conditions, Craniofacial, Spina Bifida, Traumatic Brain Injury, but in reality the list goes on and on. This particular respite care, "Lawton Place Manor", aims to improve the emotional and physical health of caregivers through proactive, (and affordable), and restorative respite opportunities. It is a place that tired, weary caregivers of all types can go for a break to rest, sleep, and get some time for themselves. Basically, it is a focused B&B for caregivers, but at a rate they can afford and one with like-minded people around them for comfort. There is much talk about not being able to close an FHA or VA Loan type; however, this deal was just that. Actually, it was both. It started off as a VA Loan, which was accepted within the offer; however, it behooved the Buyer to switch from a VA to an FHA Loan, which was acceptable to the Seller. This deal is set to close just prior to the end of the year on December 29, 2021.

This might be the largest deal, a land deal containing 69-acres, of picturesque property in the North GA. Mountains that I have done yet! Complete with mountain terrain and trails, babbling brooks, a $70k custom built treehouse, 2-car detached garage, underground utilities, and a very unique, peaceful tract of 69 beautiful acres. We're under contract with my client, the Buyer, set to close in first quarter of 2022.
