People often think real estate is about buying and selling homes. I see it differently — the house is simply the product. The real story is the people.


I've watched buyers fall in love with homes that needed thousands of dollars in repairs, because they saw the potential. I've also watched buyers walk away from beautiful, move-in-ready homes over something most people would call insignificant.

Same house. Completely different reactions. Why?


Because every buyer and seller brings a unique personality, life experience, risk tolerance, and set of priorities to the table. One person's dealbreaker is another's dream opportunity - one man's trash truly is another's treasure.


That's why I spend as much time understanding people as I do understanding the property. I pay attention to what's said, and more importantly, to what isn't: the hesitation before answering, the excitement when they walk into a room, the subtle shift in body language, the questions they ask - and sometimes, the ones they avoid.


The best negotiations don't begin with contracts. They begin with understanding what truly matters to the people sitting across the table. After all, behind every transaction is a transition - and every transition starts with understanding people.

Why does real estate feel so emotional for buyers and sellers?

Because a home purchase isn't just financial - it's tied to identity, security, and life stage. Buyers and sellers bring their own risk tolerance, memories, and priorities to the table, which is why two people can look at the same house and reach completely different conclusions. Not to mention, most often there is some sort of (life-stage) transition going on with the parties involved.


How does understanding psychology improve a real estate negotiation?

Reading hesitation, body language, and unspoken priorities helps an agent address the real objection, not just the stated one. The best negotiations start with understanding what actually matters to the person across the table, not only the numbers in the contract. Also, understanding and identifying your product and your clients helps immensely. Think of it like target marketing.
